A long-awaited senior affordable housing development is pushing dirt in Bushwick, reports Brooklyn Paper.

The Rheingold Senior Residences, which broke ground earlier this month at 15 Monteith Street, will feature 94 apartments in a mix of studio and one-bedroom layouts at completion. All of the planned residences will be restricted to rent by older adults, with one third of the apartments reserved for formerly homeless seniors.

Income limits for the property will be set at 60 percent of the Area Median Income, or roughly $50,000 per year for an individual.

Magnusson Architecture and Planning is designing the eight-story development, which will include lounges on each floor, a rear yard, and a rooftop deck.

Completion of construction is expected in 2023.

According to Brooklyn Paper, the project from non-profit organizations Los Sures and Churches United for Fair Housing was enabled by rezoning of the the former Rheingold brewery site 2013, which came with a pledge to increase the amount of new affordable housing beyond legal requirements. However, subsequent owners of chose not to fulfill that informal arrangement.
