New York City has closed on $214 million in financing for the construction of new affordable housing at the New York City Housing Authority’s (NYCHA) Morris Houses campus in the Bronx.
The Sol on Park project, which is being co-developed by The NRP Group and Selfhelp Realty Group, calls for the construction of 229 affordable homes for seniors, 8,100 square feet of community facility space, and a new pedestrian plaza. That includes 80 apartments for existing residents of Morris Houses.
“New Yorkers need housing relief, and we’re using every tool at our disposal to deliver it," said Mayor Mamdani in a news release. "Sol on Park project will create more than 200 permanently affordable homes for older New Yorkers while strengthening the Morris Houses community."
The project will include services provided by Union Community Health Center and Green Bronx Machine’s National Health & Wellness Center. Future residents will also have access to bicycle storage, laundry facilities, exercise rooms, and computer labs.
Magnusson Architecture and Planning is designing the project, which will be built to LEED Platinum and Passive House standards.
Move-ins to the new building are anticipated in 2029, at which Foxy Management will serve as property manager.
