A proposal to redevelop a low-rise commercial building in the South Village's Sullivan-Thompson Historic District is set to face the Landmarks Preservation Commission, reports YIMBY.

The project, which would rise at 182-186 Spring Street, calls for the construction of a new seven-story, 26,000-square-foot building featuring nine condominiums, three ground-floor retail stalls, and a 1,4000-square-foot community space.

Selldorf Architects is designing the project, which would sit at the intersection of Spring and Thompson Streets. Plans call for a facade of red brick, accented by mahogany window frames and gray granite, as well as upper level setbacks that would be used as terrace decks for residents.

Construction of the building will first require the issuance of a Certificate of Appropriateness by LPC.

YIMBY reports that Community Board 2 has supported demolition of the existing building, but balked at the appearance of the new structure due to a lack of reference to the site's current occupant.
