Leasing has now begun for seven units in a narrow 10-story mixed-use building at 11 Essex Street on the eastern edge of Chinatown.
The approximately 13,000 SF project stands at 105 feet tall and includes a modest 1,600 square feet of ground floor commercial. It was developed by Triumph Property Corp. with design services by Workshop Design + Architecture. Minimalist in design, the building features two varying sized vertical sections framed with chamfered concrete cladding, and contrasting cladding at the crown and ground level.
Previously, the site was home to a historic tenement building; however it was damaged and condemned back in 2010 due to neighboring construction at 7 Essex. The site has been vacant since 2020, when the existing structure was demolished.
Leasing websites show availability beginning next month with a mid-august move-in. Listed at roughly $5,500 per bed, rental rates are a departure from the relatively modest rents the neighborhood was known for prior to being rebranded as "Dimes Square"
