Preliminary foundation work is underway at 175 3rd Street on the southern end of the Special Gowanus Mixed Use District, where Charney Companies and Tavros Capital are beginning their fifth and largest development along the now infamous Gowanus Canal since the area was rezoned in 2021. 175 3rd Street is an extension of their assemblage of properties along the canal, they've dubbed "Gowanus Wharf"

The high-profile project counts Bjarke Ingels of BIG and James Corner of Field Operations among the design directors for their respective disciplines, both well known for their contributions to Manhattan's Westside. Advocates for the redevelopment often liken Gowanus canal's "parkification" to the High Line makeover that transformed Meatpacking and Chelsea. 

The $1-billion project is set to deliver more than 1,000 residential units, over 100,000 square feet of commercial space, and an acre of public park space along the Canal. At 27 stories, the completed project will be among the tallest in the neighborhood. As required through the special zoning district, 25 percent of the units will be designated affordable.

According to the architect's website, "... The building steps in  a series of cascading concrete volums visually breaking downth scale and creating a dynamic silhouette that responds to its industrial context. The towers appear as stacked blocks connection on the east side to form a descending U-shaped opening towards the waterfront - a gesture that frames the canal as both a focal point and front yard."

The project is expected to finish in 2029, it will compete with thousands of residential units that have been added to the area over the last five years.
