The curtain is coming down at 1655 1st Avenue (The Eastline) where Borough Developers is building a 23-story residential high-rise for Brooklyn-based developer, Chess Builders.
Located two Blocks from Gracie Mansion in the Yorkville section of the Upper East Side, S. Wieder Architects has designed a two-tone hybrid structure with a bold-colored, metal-clad base and a more subdued rectilinear upper section.

The 235-foot-tall structure will contain 198 residential units within 143,000 square feet of floor area, with an additional 3,000 square feet of commercial area on the ground floor for retail.
Interestingly, the building is filed as two conjoined structures, Building A, and Building B, without physical separation; so that neither building exceeds 99 residential units. Presumably, this would allow the developer to skirt the city's efforts to promote prevailing wages for new construction of buildings with greater than 100 units each, outlined by Law 485-x.
The building completion is expected by December 2026. It replaces several abutting four-story residential buildings whose condition was listed as "poor" in the filing documentation for their demolition.
