GREENWICH VILLAGE — Construction is nearly complete on 64 University Place, an 11-story residential building in Manhattan’s historic Greenwich Village. The 125-foot-tall development, designed by Kohn Pedersen Fox (KPF) and led by developers Argo Real Estate and Bsafal, is set to offer a total of 28 condominiums. Sales and marketing efforts are being spearheaded by The Eklund | Gomes Team of Douglas Elliman Real Estate, while CNY Group serves as the general contractor.

The new structure, located between East 10th and East 11th Streets, spans 63,000 square feet. In addition to the residential units, the project includes a community facility and ground-floor retail space. Notable design features include a red brick façade and expansive arched windows, which pay homage to the area’s industrial past. The interior spaces are designed by SPACE Copenhagen, with landscaping by Deborah Nevins. The building’s architecture emphasizes minimalist aesthetics, offering residents a serene retreat from the city.

"We’re building something out of tiny pieces, and it’s the way they come together—in the shape, form, and craft of the arches—that gives this building its unmistakable signature," said James Von Klemperer, KPF’s president and design principal.

The project broke ground following Argo Real Estate and Bsafal's $30 million site acquisition in 2019, bolstered by $47 million in construction loans. Sales launched in 2022, and the building has quickly captured the interest of luxury buyers, with 24 of its 28 units already sold. Among the notable known purchasers is the Qatari government, which reportedly acquired a $9.8 million unit, while high-profile New York broker Fredrik Eklund also secured a $3.4 million condominium in the building.

Despite limited marketing and scant online listings, the development has nearly reached its sales target of $135 million. While buyers have sought privacy, the project's standout design and location continue to attract attention, underscoring its status as a rare residential opportunity in one of New York’s most dynamic neighborhoods.

With only a few units remaining, 64 University Place is on track to join the ranks of Greenwich Village’s landmark addresses. Its blend of historic inspiration and modern craftsmanship contributes to the neighborhood’s rich, layered character—a distinct blend of the past and present. As the final touches are put in place, the building is poised to become a symbol of sophisticated, boutique living in the heart of Manhattan.
