In a busy section of Downtown Brooklyn / Fort Greene, construction crews appear to be preparing for vertical construction at 95 Rockwell, were a permitted 43-story building is planned to deliver 168 condo units on a narrow lot.

Charney Co., who is developing the property, is currently in the plan examination phase with Dept. Of Buildings with a permit amendment to the main building permit. The subject of this amendment includes the potential to add another 10-storys to the building, bringing the total unit count to 182, if approved.

95 Rockwell - Rendering Looking NorthFogarty Finger

The building design comes from Fogarty Finger, a frequent collaborator with Charney Cos. - including 3 buildings at Gowanus Wharf. The design elements most notable on the project are the cascading trapezoidal balconies and complimentary chamfered detailing of the window openings. The overtly industrial aesthetic is seemingly an homage to the Brooklyn Army Terminal

Broadway Construction holds the construction permit for the would-be 600'-tall project that cantilevers over its neighbors; making slow and steady progress since breaking ground 9 months ago.

Construction signage lists completion in the Summer of 2027, which seems unlikely given current progress, Spring 2028 seems more likely. 95 Rockwell replaces a 5-story commercial building.
