Scaffolding has been erected where heavy-gauge framing now outlines future window openings at 260 E. 72nd, a new 2-building structure, by Sky Equity Group and the mysterious Chetrit Group, directly above the platform of the 2nd Ave & 72nd St. stop of the Q line in the Lenox Hill section of the Upper East Side.
Sky Construction holds the building permit for the project designed by Peter Pennoyer Architects with Hill West as Architect of Record. From the photo, the main 20-story, 283' tall main structure rises on the corner of the 72nd and 2nd, hiding the site of the second component of the project, a 10-story, 154' tall slender building that faces 71st where construction has not yet begun in earnest.

The project's multiple retail entrances will be concentrated on 2nd and 72nd serving 3,000 SF of commercial space; where the 71st St. elevation will primarily serve as a garage entrance for the 21 parking spaces located in two cellar levels of the building, which sits at the intersection of the newest and nicest segment of New York's extensive subway system.
60 Luxury condo units make up 164,000 SF of the buildings total area, yielding an average unit size of 2,730 SF, a large increase from the average 678' SF apartments the new building replaces.
Douglas Elliman Development Marketing has launched their presale efforts, with expected completion in the summer of 2027. Replaced by this development, a 5-story prewar building, a catholic church and 2 brownstone townhomes.
