The curtain is coming down at 1655 1st Ave (The Eastline) where Borough Developers is building a 23-story residential high-rise for Brooklyn-based developer, Chess Builders...

2 Blocks from Gracie Mansion, in the Yorkville section of the Upper East Side, S. Wieder Architects has designed a two-tone hybrid structure with a bold-colored, metal-clad base and a more subdued rectilinear upper section.

The 235' tall structure will contain 198 residential units within 143,000 SF and an additional 3,000 SF of commercial area on the ground floor for retail.

Interestingly, the building is filed as 2 conjoined structures, Building A, and Building B, without physical separation; so that neither building exceeds 99 residential units, presumably this would allow the developer to skirt the city's efforts to promote prevailing wages for new construction of buildings with greater than 100 units each, outlined by Law 485-x.

The building completion is expected by December 2026. It replaces several abutting 4-story residential buildings whose condition was listed as "poor" in the filing documentation for their demolition.
