Facade installation is progressing at 21-11 31st Street (Rowan II) on the northern edge of Astoria, Queens, where an 87-unit luxury residential mixed-use project rises on the site of a former retail strip, one block from the terminus of the NW line at Astoria-Ditmars. 

The project comes from the same team of a recently posted LIC project with a similarly "elevated" design. The project is tied to Yong Chen of Central Realty LIC & FBL Development, with IN-OA providing the architectural services.

Per the renderings, the design features curved floorplates and quarter-rounded window openings, though the progress on-site indicates the loss of the rounded windows. 

As the name implies, Rowan II is the second phase of a larger development that includes Rowan. Combined by a central lobby, the two conjoined projects span nearly half the block along 31st from Ditmars to 21st, yielding 400 feet of frontage. 

Rowan II replaces a collection of single story retailers, completion for the project is not known.
