One year after groundbreaking, Broadway Construction Group (BGC) is out of the ground, approximately 10% completed with superstructure at 45-11 23rd Ave, where Charney Co. & Tavros Capital are developing a 50 some-odd story mixed-use residential tower in the heart of Long Island City.
FXCollaborative has been retained for design, which stands out with black metal cladding in a sea of blue-green glass towers that have come to represent much of the newly redeveloped neighborhood.
From the architect, "...designed to respect the neighborhood's history and context while attracting residents and retail tenants. The development will provide mixed-income residential units and condominiums, a 2-3 story retail podium, and amenities such as a pool, lounges, and a roof terrace."
When completed the approximately 650' tall building will contain 626 units, and nearly 100,000 SF of commercial space in the 700,000 SF overall package. Currently, plans are in review with Department of Buildings to add an additional 2 floors to the previously permitted 54-story development.
The high-profile location at the confluence of 4 subway lines, is notable for how long the site remained dormant, while an assemblage of lots was created spanning over a decade of property acquisitions. The project replaces multiple low-rise structures with a variety of uses. Completion is listed as 2028
