A Trio of Midrise Residential Buildings on the Rise in Gowanus

The sound of concrete trucks pumping echoes between newly constructed towers in Gowanus, where three new projects are just beginning their own vertical ascents. Below a summary of these three projects arranged from North to South, starting with 200 Douglass on the northwest edge of the canal. 

200 Douglass
Midwood Investments and UAG are decking their 2nd floor of what will become 22-story residential tower with 275 residential units in a 301,000-square-foot package. The project design comes from Ismael Leyva Architects, and features a depressingly recognizable metal cladding of black, red and white, with a series of setbacks rotating clockwise atop the three-level podium. The tower will be replacing a collection of one- and two-story commercial warehouse spaces that were demolished in 2023. The project is expected to be complete in the fourth quarter of 2027

444 Carroll 
Vertical Rebar is in place and foundation slab poured at 444 Carroll on the eastern side of the canal, where a smaller six-story, 99-unit residential project is being squeezed into a long vacant lot surrounded by new development and bound by the 1st Street easement at the rear yard. The 65-foot-tall 70,000-square-foot structure takes a U-shape profile around a central courtyard with a dizzying arrangement of cantilevered balconies. The project team is listed as GW Infinity as the developer with Kao Hwa Lee as the architect. Completion is expected in the third quarter of 2027.

155 Third
Lastly, Monadnock Development, with their in-house general contractor, Monadnock Construction, are decking their 3rd floor of another 22-story mixed-use, mixed-income residential tower on the southwestern edge of the Gowanus Special Use District. The completed project will contain 300 units, with 25% (75 units) set aside as affordable, and 30,000 square feet of commercial space designated for gallery, retail and commercial use along the canal and 2nd, all within a 348,000-square-foot building. The project design comes from Dattner Architects and employs extensive use of red brick with simple detailing and ornamentation according to the renderings. The project replaces a series of single-story commercial structures that were also demolished in early 2023. 155 Third is expected to finish in the fourth quarter of 2027 alongside 200 Douglass.
