Building envelope work underway at 343-345 E. 17th Street, where a 13-story residential development is taking shape. The project team is lead by Minrav Development, with construction managed by Level10 Construction Group and design handled by  StudioSC

The structure clocks in at 137 feet in height, and will feature 65 mixed-income rental units with an average size of 451 square feet. The project site was previously vacant, and was last occupied by a single-story MRI facility up until 2016.

From the street, the facade materials and their application elevate a simple form with tasteful use of slender neutral grey bricks, green marble water table stone and warmer wooden doors. 

According to the architect's website, "The façade design takes cues from Gramercy’s architectural fabric, reinterpreting its traditional proportions with modern restraint. Brick and metal detailing establish a timeless material palette that grounds the building within its context, while refined vertical elements emphasize its slender profile between adjacent structures. Large, deeply set windows enhance the play of light and shadow across the façade, bringing depth and texture to the exterior." 

The lot changed hands in 2020, previously owned by CIM, and sits directly across from the now shuttered Mount Sinai Beth Israel Hospital, which, controversially, closed earlier this year. 

343 E. 17th Street has an anticipated completion of Spring 2027.
