The second phase of a $1.2 billion development that will create 2,400 affordable apartments in Brooklyn’s East New York neighborhood is moving forward. L+M Development Partners will construct two 14-story buildings at 895 Erskine Street and 888 Fountain Avenue with a combined 634 apartments, reports The Real Deal.
Dattner Architects designed the Alafia campus, while award-winning design studio SCAPE Landscape Architecture is overseeing design of Alafia’s outdoor spaces. The two buildings will be connected by a common lobby and one of the buildings will house a 15,000-square-foot medical clinic operated by One Brooklyn Health, reports New York YIMBY. The second will include 7,800 square feet of ground-floor retail space for five businesses.
This latest phase is one of six that will transform the former 27-acre campus for the Brooklyn Developmental Center, adjacent to Gateway Center. Rents at the state-supported development will be capped at 30 to 80 percent of New York City’s area median income, about $42,000 to $113,000 for a family of four.
Last December, the project’s first phase, which consisted of 576 apartments, broke and tenant move-ins are expected to start in January 2025. L+M is partnering on the project with Harlem-based Apex Building Group, Services for the Underserved, and Brooklyn nonprofit RiseBoro Community Partnership.
