Billionaire's Row may soon be home yet another slender, supertall tower. Turkish developer Sedesco eyeing a zoning change at 41-47 West 57th Street that would allow for a new 63-story mixed-use tower of about 1,100 feet to rise on the site.
Current zoning already allows for a very sizable building of about 385,700 square feet, but according the Pincusco, a with-action incentive would unlock a floor area bonus of 52,000 square feet. The change would also give way to several transit infrastructure improvements, among them the construction of two ADA-accessible elevators, an elevator machine room, and a new set of Automated Farecard Access Gates for the mezzanine to plaza elevator, all of which would serve the 57th Street F train station.
Although the sales of luxury dwellings have been in a slump (true even pre-pandemic), the proposed tower aims to add 119 residential units (237,110 square feet) to the city's supply, as well as another 158 hotel rooms (205,976 square feet). There will also be a 10,212-square-foot restaurant on site. OMA is the architect behind the design.
According to Pincusco, if Sedesco is unable to obtain a zoning change, it still plans to develop the site as of right. A no-action tower would ring in at 385,706 square feet with 205,904 square feet dedicated to residential space and 179,802 square feet used as commercial.
However, if all goes as intended, the developer's 1,100-foot construction will join a slew of other luxury supertalls in and around 57th Street. This includes 111 West 57th Street, the SHoP Architects-designed tower which, based on the zoning envelope presented to the city, 41-47 will very much echo in design.
Sedesco has spent a total of $223 million buying out a ground lease and purchasing the three properties named in the assemblage, according to Crain's. Demo permits were filed for the site two years ago.
Construction on the property is slated to begin next year, and the building will open in 2026, says Crain's.
